What A Home Warranty Is

A home warranty is a service agreement — not insurance — that typically covers specific mechanical systems or appliances if they fail due to normal wear and tear during the coverage period. Coverage varies by provider and plan.

Home warranties are separate from homeowners insurance and operate under their own terms, exclusions, and service processes.

How Home Warranties Are Commonly Used

Important Things To Understand

Home Warranty vs. Home Insurance

  • Home Insurance typically covers sudden or accidental damage (fire, storm, theft, etc.)

  • Home Warranties typically address breakdowns due to normal use

 

They serve different purposes and are not interchangeable.

Before Considering A Home Warranty, It’s Helpful To Know

  • Coverage is limited to specific items listed in the contract

  • Pre-existing conditions are often excluded

  • Service fees usually apply

  • Repairs are subject to provider approval

  • Coverage decisions are made by the warranty company, not the real estate agent

 

Because plans and providers differ, reading the contract details is important.
